The Project
Three Stories, One Community
The site had sat as a surface parking lot for eleven years — a gap in the fabric of a walkable neighborhood that was otherwise building momentum. The developer's brief was to build something that felt like it belonged: neighborhood-scale retail at grade, two floors of professional office above, and eight residential units at the rear of the site where the grade dropped naturally toward a stand of mature oaks.
We managed the full construction scope from cleared site to certificate of occupancy across 22 months. The phased construction schedule — retail shell first, then the residential component, then interior fit-out — allowed the developer to pre-lease the ground floor before the office floors were finished, which compressed the overall timeline.
The project delivered on time and within 1.8% of the original GMP. The retail spaces were fully leased before the building opened. The eight residential units sold within six weeks of listing.

The Challenge
22 Months, Three Programs
Coordinating retail, office, and residential construction on a single constrained site — while maintaining access to adjacent businesses throughout — required a phased sequencing plan that evolved week to week. Retail shell was delivered first so tenants could begin fit-out. Residential units were dried in before interior office work began to reduce noise conflicts.
